The team at Holt Property identified and mapped the land at Keresley, Coventry at an early stage in the Local Plan process, when it was still within the Green Belt.

Acting for a Family Trust and a private landowner, we advised on strategy, co ordinated interests and supported the promotion of the land as part of the Keresley Sustainable Urban Extension. Bellway Homes, as purchaser and applicant, subsequently secured planning permission for up to 550 new homes on our clients’ land, with outline consent granted on 4 March 2021 and Reserved Matters approval now in place.

Background

Instructed by a Family Trust and a private landowner to advise on the planning and development potential of their land at Keresley.

Identified the opportunity while the land remained in the Green Belt and advised on a strategy for its release and allocation.

Land released from the Green Belt and included within the Keresley Sustainable Urban Extension, allocated for around 3,100 homes in the Coventry City Local Plan.

Negotiated an option agreement with Bellway Homes for one ownership, aligning landowner objectives with delivery of the wider masterplan.

Structured a sale with an overage linked to planning outcomes for the second ownership.

Worked closely with Bellway Homes and the professional team through allocation and application stages, keeping landowners regularly updated on planning, technical and commercial matters.

Reserved Matters approval is now in place for the Bellway Homes scheme on our clients’ land, providing the detailed framework for future delivery as part of the wider Keresley Sustainable Urban Extension.

Results

Early identification of the opportunity and strategic advice positioned the land for release from the Green Belt and allocation for residential development within the adopted Local Plan.

Bellway Homes secured outline planning permission on 4 March 2021 for up to 550 homes, with subsequent Reserved Matters approval providing a clear basis for implementation in due course.

The scheme is intended to deliver new homes set within extensive areas of open space and landscaping, with good connections to the existing transport network and the wider Keresley masterplan.

Multiple land interests brought together under a co ordinated strategy, ensuring both ownerships participated effectively in the Sustainable Urban Extension.

Option and sale arrangements, including overage provisions, were structured to reflect planning risk and support long term landowner value.
