The landowner at Cubbington instructed Holt Property to assess and unlock the development potential of the former Waverley Riding School Stables (The Paddocks), a well-located 1.8 acre brownfield site in the Green Belt on the northern edge of the village.

Acting as the landowner’s agent, we assembled interests, addressed title constraints and negotiated a promotion agreement with Rosconn. Under this agreement, Rosconn led the planning strategy and secured detailed planning permission via appeal in October 2019 for 17 homes, with Holt Property advising the landowner throughout the promotion, appeal and sale. The site was subsequently sold to Warwick District Council for the direct delivery of new affordable housing.

Background
